Before filing
- Read your Annual Notice of Assessment and record the notice date.
- Confirm your filing deadline (typically 45 days from notice date).
- Check parcel facts for errors: square footage, lot size, beds/baths, condition.
- Save screenshots or printouts from the county parcel page.
Evidence packet
- Collect 3-5 comparable sales with sale date, distance, and adjustment notes.
- Take clear property photos showing condition or deferred maintenance.
- Add repair estimates, contractor quotes, or appraisal support when available.
- Prepare a one-page summary of why your value should be adjusted.
Submission and hearing prep
- Submit your appeal form by approved channel (mail, in person, or online).
- Keep a copy of your appeal and proof of submission.
- Organize exhibits in order and label each document clearly.
- Practice a concise 5-minute factual summary for informal review or BOE hearing.
After the decision
- Save the written decision notice for your records.
- If denied, track the 30-day escalation window.
- Review arbitration and Superior Court options based on property value and costs.
- Confirm any updated bill and payment instructions with your county.
